FROM RAMADA TO HOLIDAY INN
We found this 2-star Ramada Inn in close proximity to the Delta Hotel that w recently opened, and it was in need of some help. The Ramada Inn was built in 1995 and was not well maintained. This was another prime opportunity within close proximity to the Indianapolis Municipal Airport for us to take on.
When it came to brand selection, the selection was pretty clear to us. We had worked with the hospitality giant, IHG in the past and we have had good experiences. Opening this property in essentially a commerce park full of industry paired with the proximity to the airport, we knew we wanted to offer a wonderful food selection. So, Holiday Inn with the Toast to Toast concept was clearly the path to proceed with.
So, back to work with our awesome design staff to deliver the newest addition of the IHG family to Indianapolis. Construction companies were confirmed, contracts signed, and construction was soon underway.
FROM JAMESON INN TO DELTA
Upon finding the prime location near the Indianapolis Airport just off I465, we realized we had some work to do. The hotel, formerly, a Jameson Inn and a Days Inn before that had been terribly neglected and was run down to say the least.
Our team immediately began the arduous task of selecting the right brand for our new undertaking. After much deliberation, we chose a new(ish) brand to the states that we felt filled a void for those traveling to and from Indianapolis. This is a brand that was ripe for exposure in Indianapolis, and we were excited to be bringing it to life.

Our team managed the entire repositioning process, including negotiating the new franchise agreement, overseeing the required PIP, and leading a complete renovation of guestrooms, public spaces, and food & beverage offerings. By transitioning to the DoubleTree brand, the hotel now benefits from stronger brand recognition, access to the Hilton Honors loyalty program, and a refreshed identity rooted in warmth and upscale comfort. This successful conversion not only repositioned the hotel within the local market—it also positioned it for stronger performance and increased guest loyalty for years to come.

Our team led the full repositioning effort—from initial brand assessment and franchise selection to PIP execution and operational relaunch. The shift to Holiday Inn Express allowed us to modernize the guest experience with updated rooms, enhanced public spaces, and the trusted consistency of the IHG brand.
